Gillette, Wright, and Campbell County have room to grow and are ready for new development.  There are ten business parks in Campbell County ranging in size from 5 acre office locations to over 100 acre lot industrial parks. 

The Wyoming Business Council keeps an up-to-date database of available business space and commercial properties available in Campbell County and other areas in Wyoming.

CITY OWNED BUSINESS PARK- GILLETTE TECH CENTER

The City of Gillette purchased 180 acres for the Gillette Tech Center - a business park - in December 1999. The first phase of the business park has been platted; however, it may be changed to accommodate the anchor tenant. We are ready - but flexible. All infrastructure is built to the business park vicinity and extension is not a major undertaking. The planned development includes:

  • Paved and landscaped major streets
  • Paved access street
  • Curb and gutter
  • Sidewalks on major streets
  • Attractive street lighting
  • Codes, covenants and restrictions that enhance the attractiveness
  • Storm drain for parking lot drainage
  • Off-site storm water detention
  • Natural gas
  • 8 inch water main to the property line
  • Fiber optics to facility from CSO

The 180-acre park is located across the street from the South High School Campus - a modern high school campus completed in 1998. The major artery street is connected to the community's beltway transportation system providing employees excellent access from anyplace in the City of Gillette, Campbell County, or neighboring counties.

The Gillette Campus (community college) 13-acre site in the Gillette Tech Center provides an excellent opportunity for cooperation between the Campus and employers in the Gillette Tech Center. The community passed a capital facilities tax on November 7, 2000 for construction of the new facility. Construction was completed on the Gillette Campus and opened in the fall of 2003.

Covenants, Conditions, and Restrictions for the Gillette Tech Center

Specific Covenants, Conditions, and Restrictions (CC&Rs) have been created for the Gillette Tech Center which establishes appropriate and uniform standards of development, use, and maintenance.  For a copy of the Gillette Tech Center CC&Rs contact the City of Gillette at 307-686-5200

INDUSTRIAL PARK - ENERGY PARK

Energy Park has several lots available. The Park is located within the City of Gillette limits. It has easy to access from Interstate 90 by using the Warlow Drive segment of the beltway system.

Several lots are available. The City of Gillette purchased three lots in Energy Park and provided them at a nominal lease to Allwire - a company recruited by CCEDC. The business will purchase the lots from the City at their purchase price in five years with lease payments going toward the purchase.

The City of Gillette is the electricity provider. As a municipal provider, the City of Gillette's rates are not regulated. The benefit to a company is that the City can negotiate an electricity rate based on their marginal cost for new large loads (over 1 MW). The City also has an economic development rate that is reduced for the first five years of new load. The rate is calculated based on the expected demand and the new load must be tied to new job creation. Sites in Energy Park are provided sewer and water by the City's systems.

Infrastructure includes:

  • Electric, sewer and water provided by the City of Gillette
  • Natural gas provided by KN Energy - Kinder Morgan
  • Phone lines available throughout the park - T-1 connections available
  • Burlington Northern Railspur available to several sites - City purchasing the railspur
  • 70 foot right of ways with 44 foot of road width from curb to curb
  • Paved streets with curb and gutter
  • 12 inch main water lines and 8 inch collectors
  • 12 inch collector sewer lines

INDUSTRIAL PARK - SOUTHERN DRIVE


Southern Drive Industrial Park is located off State Highway 59 on Southern Drive. It is 110 acres with 15  two-acre lots still available for development.  Water is supplied by the City of Gillette with a 4" main line, stubbed on each lot. Septic systems are the responsibility of each individual lot owner.  Three-phase electricity is provided by Powder River; natural gas is supplied by Kinder Morgan.  The lots are zoned I-1 (Light Industrial District) and I-2 (Heavy Industrial District).  There are paved roads throughout the park.  The contact for the lots in Southern Drive is RE/MAX Professionals (307) 682-6622.

Other business and industrial parks have available lots. Infrastructure varies.

Gillette area:
Interstate Industrial 90 acres, light industrial

Wright area:
Hay Creek Subdivision 66 acres, 20.89 acres available, light industrial and commercial
Wright Industrial Park 24 acres,  5.5 acres available heavy industrial

Local and state regulatory agencies can assist in the process of locating in Campbell County.  The process is straightforward and the requirements are reasonable.

The Community Development Department, which includes both the Planning and Building Division, provides an array of services and products which are intended to encourage and promote safe, quality development and construction in the City of Gillette. Primary functions include assisting both the citizen and private development professional in meeting the City's adopted subdivision standards, zoning regulations and building codes.

Wright is a planned community founded in 1976 and incorporated in 1985. Wright, located in the heart of the Powder River Basin, sits 36 miles south of Gillette on State Highways 59 and 387 West. The largest employment sectors are mining, government and services. Wright has three industrial parks and a shopping center. There are lots and spaces available for new businesses. The Town Engineer will assist businesses with permitting.
